The Forge at Broadway in Buffalo

Kavinoky Cook LLP congratulates the team of Stuart Alexander and Associates, SCG Development and R+A+R Development on the October, 2018 closing of a $50,700,000 public and private financing for the 158 unit mixed use development known as The Forge at Broadway in Buffalo, New York. The project will be the largest remediation and reuse of an industrial brownfield site in Western New York for residential purposes.

Kavinoky Cook partners, Deborah Chadsey and Laurence Rubin, represented the development team in the acquisition of the 12-acre site, securing New York State Brownfield Cleanup Program tax credits and the state and local real property and sales tax exemptions. The project will have the first Planned Unit Development initiated under the City of Buffalo’s new Green Code and Unified Development Ordinance.

Larry Rubin commented, “We worked closely with Governor Andrew Cuomo and Mayor Byron Brown’s administrations in undertaking this critical component of the City of Buffalo’s revitalization which will provide needed affordable housing for the Buffalo Niagara Medical Campus employees and retail and commercial services to the East Side.”

We are especially appreciative of the opportunity to participate in a project that symbolizes Buffalo’s transformation from a heavy industry economy to a 21st Century city focusing on biomedical sciences and innovative technologies. The location was once the site of a company that manufactured blacksmith forges and steam pumps. This long vacant property will now feature apartments, offices and stores in a lively health and wellness environment with such features as a green roof design, exercise facilities, bike storage, electric charging stations and health and wellness programs for tenants and neighbors..
